Southeast Portland’s Woodstock neighborhood is a vibrant and highly desirable place to live, known for its excellent schools, thriving restaurants, boutique shopping, and a close-knit community. Like much of Portland, however, housing availability is limited. To address this challenge, the city of Portland has taken significant steps to encourage the development of high-density housing options, such as ADUs.
Our ADU design-build project in Woodstock embraced this opportunity, transforming a backyard into two new one-bedroom units. These bright, airy, and efficient units offer tenants modern, welcoming spaces that make the most of their compact footprints.
Design and Planning
As a fully integrated design-build firm we managed every phase of the project, from initial concepts to construction. Drawing on our extensive experience in homebuilding, we developed a thoughtful layout and design that prioritized livability and functionality.
Key considerations in the design phase included:
- Outdoor Living Spaces: Both units feature private outdoor areas, including a balcony, patio, and dedicated dog run, enhancing the appeal for pet owners and those seeking a connection to nature.
- Parking Solutions: Off-street parking was incorporated to ease tenant convenience and address a common urban challenge.
- Unique Features: Unlike other rental units in the area, these ADUs were designed with attention to detail, creating spaces that feel more like homes than apartments.
Execution and Challenges
The project benefitted from our extensive experience in ADU construction, allowing for smooth execution despite a few challenges.
- Tree Preservation: A neighboring tree near the construction site required careful attention and protection throughout the project.
- Neighborhood Engagement: Limited street parking posed an initial concern, but we proactively engaged with neighbors, even inviting them to tour the finished units to build goodwill.
Materials and Technology
Creating light-filled, functional spaces was a top priority for this project, and the materials we selected played a crucial role in achieving that goal. Key features include:
- Large Windows and Skylights: These maximize natural light, creating bright and inviting interiors.

- Premium Finishes and Materials: We used high-quality products like Benjamin Moore paint for a flawless finish, Fireclay tile for timeless beauty and durability, PentalQuartz countertops for their modern aesthetic and resilience, and custom cabinetry crafted by our trusted partners to provide a personalized, high-end touch.
These thoughtful choices not only elevate the look and feel of the units but also ensure their longevity and tenant satisfaction.

With a focus on long-term performance and environmental responsibility, the units include:
- Mini-Split Heating and Cooling Systems: Highly energy-efficient and easy to maintain.
- High-Efficiency Windows and Concrete Floors: These elements reduce energy consumption while adding durability and style.
Workmanship and Collaboration
Our long-standing relationships with skilled subcontractors played a crucial role in delivering high-quality results. With over a decade of collaboration, our trusted team—including specialists in cabinetry, tiling, and plumbing—ensured the highest standards of workmanship throughout the project.
Budget
The project was completed with only a 2% budget overage, a testament to meticulous planning and execution.
