Design-Build vs.
Design-Bid-Build

Some remodeling companies offer construction services to build-out designs created by an outside architecture or interior design firm. This process is called Design-Bid-Build. Other companies, called Design-Build firms, will only work on projects where they are both the designer and the contractor. Evergreen Roofing and Renovations is both. We are happy to work on projects from conception to completion, or to bring other professional designers’ plans to life.

Design-Build

Design-Build companies are often able to offer a flat-price bid for a project, knowing that they can tailor the design and construction plan to fit within the given budget. Design-Build projects are often faster to complete. Time is saved by not having to go through an external bid process for construction, and possibly having to rework either the design or the budget.

After you reach out to Evergreen via phone, email, or our website contact form, we schedule an in-home consultation where we’ll gather design needs, tastes and ideas for your project. Based on this meeting, we will agree on the scope of work and provide an estimate of the total cost.

We then get to work on the design process. We’ll ask for more input from you, including links to designs you love (or hate) and will present different elements to get your feedback.

Once we have a solid understanding of your tastes and project goals, we will create and present one or more 3D rendered models of design options that address the identified criteria. After gathering your feedback, we will update the designs and ‘sharpen the pencil’ to get you the best quote.
The project bid we provide is a fixed-fee estimate. This means the bid is a fully inclusive package of all the design, plans, permits, materials management and construction costs. Having a full understanding of the costs and design strategy before work begins creates a comfortable and confident experience.

Once we get your approval and deposit, we get to work! On the job site, our experienced and conscientious professionals work hard to minimize disruption and leave the site clean each day. Our project manager works seamlessly with you and the crew to ensure a beautiful result without the headaches.

At the final walk-through, we make sure that all of the punch list items are completed to your satisfaction. Because we rely on referrals and repeat business, we will do all we can to ensure you love your new space.

Design-Bid-Build

Design-Bid-Build allows homeowners to work with a particular architect or designer that isn’t integrated with a construction company. This allows for greater creative freedom and finding the designer that perfectly fits with your personal style. However, while architects and designers can help with general cost estimates, it is much harder to stick to a set budget.
Once your architect or designer has completed the drawings/3D models of your design, they, or the homeowner, can reach out to us to schedule a meeting. We’ll review the plans on-site with both designer and homeowner, asking questions until we’re confident that we understand the scope of work.
We’ll collaborate with the architect/designer to define/refine the materials list and timeline, then will present an itemized bid for the build-out.

Kayed Sweiss

Kayed’s passion for construction started early watching This Old House and visiting his uncle’s construction sites at the age of nine. With a career in building and design, he joined Evergreen as a partner in 2016, bringing with him his passion for going over and above for his customers. The phones don’t just shut off at five. Kayed is always there to help with any questions. He will work with you to design your dream home and be part of your project from initial query through to the final, finishing touch. His passions have since expanded to yoga, travel and spending time with family.

Rachel Krenik

Rachel is dedicated to enriching lives through thoughtful design. She believes homes should be places where people thrive, blending beauty and functionality seamlessly. Rachel holds a Bachelor’s degree in Business Administration from Marquette University and an Interior Design degree from Bellevue College, an NCIDQ-accredited institution. She is also certified by the RIDQC and DSA. Rachel’s approach is collaborative, working closely with clients to bring their unique styles to life while guiding them to make informed design decisions.
