Roofing FAQ
Residential Roofing FAQs
How do I know if I need a new roof?
Missing shingles, recurring leaks, damaged flashing, granule loss, and heavy moss growth can all be signs that your roof is nearing the end of its life. Age also matters. If your roof is 20 to 30 years old, it’s a good idea to have it inspected to determine whether a repair or replacement makes the most sense.
Should I repair my roof or replace it?
That depends on the age of your roof and the extent of the damage. A newer roof with a localized problem can often be repaired. If the roof is older or has widespread wear, replacement is usually the better investment. We’ll inspect your roof and give you an honest recommendation.
How much does a new roof cost?
The cost of a new roof depends on several factors, including the size and complexity of your roof, the roofing material you choose, the condition of the roof deck, and any features like skylights or chimneys that require additional flashing. After inspecting your roof, we’ll provide a detailed estimate so you know exactly what’s included.
How long does a roof replacement take?
Most residential roof replacements are completed in one to three days. Larger or more complex roofs, weather conditions, and repairs to the roof deck can affect the schedule, but we’ll discuss the expected timeline before work begins.
What roofing materials do you install?
We install asphalt shingle, metal, and specialty roofing systems throughout Northwest Oregon and Southwest Washington. For asphalt roofing, we work with trusted manufacturers including GAF and CertainTeed to provide durable roofing systems in a wide range of styles and colors.
Why are asphalt shingles so popular?
Asphalt shingles are durable, affordable, and available in a wide variety of colors and styles. They’re a great fit for many homes in the Pacific Northwest and, when properly installed and maintained, typically last 20 to 30 years.
Why should I choose a GAF roofing system?
GAF is North America’s largest roofing manufacturer and is known for producing high-quality roofing systems. As a GAF Master Elite® contractor, Evergreen can also offer enhanced manufacturer warranty options on qualifying roofing systems.
What does GAF Master Elite® mean?
Only about 2% of roofing contractors have earned GAF Master Elite® certification. To qualify, contractors must demonstrate a strong reputation, maintain proper licensing and insurance, and complete ongoing training to stay current with the latest roofing products and installation methods.
Do you install metal roofs?
Yes. Metal roofing is an excellent option for homeowners looking for a durable, low-maintenance roof with a clean, modern appearance. We’ll help you decide if it’s the right fit for your home.
Do I need to replace my gutters when I replace my roof?
Can you replace skylights during a roof replacement?
Yes. Roof replacement is often the best time to replace aging skylights or install new flashing around existing skylights to help prevent future leaks.
What happens if you find damaged wood under my roof?
Once the old roofing is removed, we inspect the roof deck. If we find damaged sheathing or other structural issues, we’ll review the findings with you before completing the necessary repairs.
What if it rains during my roofing project?
We keep a close eye on the weather forecast and plan accordingly. If weather changes unexpectedly, we’ll take the necessary steps to protect your home until work can safely continue.
Will you protect my landscaping and clean up afterward?
Yes. We take steps to protect landscaping, siding, windows, and other areas around your home. When the project is complete, we thoroughly clean the jobsite and use magnetic tools to collect stray nails.
Do you offer financing?
Yes. We offer flexible payment options to help homeowners move forward with roof replacement projects. Learn more about our roofing financing program here, or ask our team about the options available for your project.
Do you accept credit card payments?
Yes. We accept all major credit cards.
Will homeowners insurance pay for a new roof?
It depends on your policy and the cause of the damage. If your roof has been damaged by a covered event, we’ll work with you throughout the insurance claim process.
How important is attic ventilation?
Proper attic ventilation helps reduce heat and moisture buildup, which can extend the life of your roof and improve your home’s energy efficiency. During your roof replacement, we’ll evaluate your ventilation and recommend improvements if needed.
Commercial Roofing FAQs
What types of commercial buildings do you work on?
We provide roofing services for apartment communities, HOAs, churches, office buildings, retail buildings, mixed-use properties, and other commercial facilities throughout Northwest Oregon and Southwest Washington.
How much does a commercial roof replacement cost?
Commercial roofing costs vary based on the size of the building, the roofing system being installed, the condition of the existing roof, and the complexity of the project. After evaluating your building, we’ll provide a detailed proposal outlining the scope of work and associated costs.
What commercial roofing systems do you install?
We install TPO roofing systems along with other low-slope commercial roofing systems, depending on the needs of your building and the condition of the existing roof.
Is TPO roofing a good choice?
TPO is one of the most common roofing systems used on commercial buildings because it’s durable, energy efficient, and well suited for low-slope roofs. We’ll help determine if it’s the right system for your building.
Can you replace the roof while our building is occupied?
Yes. Many of our projects are completed while businesses, apartment communities, and churches remain occupied. Before work begins, we’ll discuss scheduling, access, and communication so everyone knows what to expect.
How long does a commercial roofing project take?
Every building is different. The size of the roof, weather, roofing system, and project complexity all affect the schedule. We’ll provide an estimated timeline before work begins and keep you updated throughout the project.
How do you minimize disruption during a commercial roofing project?
Roof replacement always involves some disruption, but planning ahead helps keep projects running smoothly. We coordinate with property managers and building owners to establish staging areas, access routes, and work schedules before construction begins.
Can you inspect our roof before we decide to replace it?
Yes. We’ll evaluate the condition of your roof and explain what we find. If repairs are still a good option, we’ll tell you. If replacement makes more sense, we’ll explain why.
Do you work with HOAs and property managers?
Yes. We regularly work with HOAs, apartment communities, commercial property owners, churches, and property management companies throughout Northwest Oregon and Southwest Washington.
What are the signs that a commercial roof needs to be replaced?
Recurring leaks, ponding water, damaged seams, deteriorating flashing, and roofs nearing the end of their expected lifespan are all good reasons to schedule an inspection.
While Evergreen does not install gutters directly, we work with trusted gutter contractors and can coordinate gutter replacement as part of your roofing project, making the process as seamless as possible.
Can you help us plan for a future roof replacement?
Yes. If your commercial roof still has useful life remaining, we can assess its condition and help you plan and budget for replacement before it becomes an emergency.
