When Do You Know it is Time to Replace Your Roof?

Consider the Materials Used

Clay – If you own a clay-based roof, then you are most certainly in luck! Clay roofs have the longest life span of any other roofing material. Clay shingles or tiles for your roof are also extremely fire resistance, which offers your home even more protection. If you have a clay roof, with proper care and repair, you should count on it lasting for up to 50 years or so.

Wood – Wood roofs and wooden shingles last around 30 to 40 years. Not only do wooden shingles offer a classic look to any home, but they are likely to last many decades with maintenance.

Metal – These types of shingles or roof coverings last anywhere from 30 to 45, so about as long, if not a little longer than wooden shingles.

Laminate – Laminate shingles will last, on average, between 24 to 30 years. They are also known as architectural shingles and come in a variety of sizes and shapes.

Asphalt – Although they are the most popular type of roofing material, asphalt shingles will have the shortest lifespan out of the roofing materials listed here. Asphalt roof coverings will last anywhere between 15 to 18 years and are also very durable.

Consider the Temperature and Climate

Heat – During the summer months, extreme heat can have a negative effect on the longevity of your roof. Heat damage from long-term exposure may limit your roof lifespan to less than that of the average, depending on the type of roof you own. If you live in conditions where extreme heat waves or hot summer months are typical, know that your roof may not last as long as it typically might in more mild weather conditions.

Cold - Colder temperatures can have just as much of a negative impact as hotter temperatures. Over time, exposure to colder temperatures can cause your roof shingles to become brittle and break. If you live in a colder climate or experience harsh winter conditions, be sure to take extra care to maintain and upkeep your roof year-round.

Humidity – Excess moisture can have a negative impact, as well. Depending on where you live and the levels of humidity in your region, you may need to take extra care to ensure that your roof is not storing excess moisture or becoming damaged by levels of humidity in the air over time.
